  1. Tax Sale Overages occur when a county sells a property because the owner hasn't paid their property taxes. For example, if a homeowner owes $15,000 in back taxes and the county sells their property for $75,000, then there's a $60,000 overage. Tax Sale Overages are the most profitable foreclosures, but also the most competitive.
  2. Mortgage Overages happen when a lending institution or bank sells a property because the owner hasn't paid their mortgage on time. For example, if a homeowner owes $200,000 on their mortgage and the bank sells their property for $250,000, then there's a $50,000 overage. Mortgage Overages are less profitable than Tax Sale Overages but are less competitive.

If the extra money from the sale is not claimed for a certain amount of time, it will go to the state. Not all states have Tax Sale Overages, but most states have Mortgage Overages.
